Apartment Visit 

to allow our photographer to take the photos and videos that will be included in ads on different portals and social networks.

Signing the Sales Mandate 

with our agency where we write the sale price and the commission percentage that is acknowledged at the time of the property’s sale (IT IS NOT NECESSARY TO GIVE EXCLUSIVITY BUT IT IS ESSENTIAL THAT ALL AGENCIES PUBLISH THE HOUSE AT THE SAME PRICE). If the owner is not a resident on the island, it is crucial to have the keys or know who we should contact to arrange an appointment with clients.

Request the Updated SIMPLE NOTE from the Land Registry 

to verify there are no bureaucratic problems (owner, cadastral reference, debts, etc.).

Posting Ads 

on all sector portals and social networks for broad visibility.

Visits with Clients 

and acceptance of purchase offers.

If Agreement on Price

we prepare the reservation contract which includes an initial payment ranging from €3,000 to €5,000 that the buyer will deposit into the account of the owner or the agency as a guarantee for the client.

Removing the Ad

of the apartment from all portals upon receiving the transfer indicated in the reservation contract.

Within the Next 10 Days

after signing the reservation, the commitment will be signed, indicating the time for signing the deed, the choice of notary, who is usually chosen by the buyer to pay their fees, and the amount to be paid by bank transfer to reach 10% of the total agreed price, including the amount already paid at the time of signing the reservation.

Before Signing the Deed

the seller is required to present the following documentation: CEE (currently valid Energy Efficiency Certificate); PAYMENT OF IBI, CURRENT YEAR AND PREVIOUS YEAR; PAYMENT OF WASTE TAX, CURRENT YEAR AND PREVIOUS YEAR; UPDATED CERTIFICATE FROM THE “COMMUNITY” WHERE YOU CAN SEE NO OUTSTANDING FEES; LAST WATER AND ELECTRICITY BILLS
